Are you considering a roof replacement but not sure where to start? It can be overwhelming with so many unknowns and options to explore. You want to ensure the job is done right, on time, and within budget.
We've created a list of some common questions you should ask when shopping for the right contractor:
1. What type of roofing materials do you recommend, and why?
It's important to consider a few variables while shopping around for a new roof- Climate
- Budget
- Lifespan (warranties available, also)
- Aesthetic
Our top three common recommendations for the area we currently serve (Eastern Shore of Maryland and Delaware) are:
A. Asphalt Shingles:
- Pros:
- Cost-effective
- Easy to install
- Variety of colors and styles
- Adequate for most weather conditions
- Lasts around 20-30 years
- Cons:
- Not as durable in extreme climates (very hot or very cold)
- Can be prone to moss and algae growth (don't worry.. we have a "solution" for that!)
B. Synthetic Roofing Materials
- Pros:
- Appealing Aesthetics that look like traditional materials
- Resistant to weathering, cracking, and fading
- Fire Resistant
- Energy Efficient and Environmentally Friendly
- Low year round maintenance and long lifespan (25-50 years!)
- Cons:
- Cost tends to be higher than traditional materials (with doubled lifespan, however)
- Installation requires warmer temperatures and can only be installed in warmer months (late spring, summer and early fall)
C. Metal Roofing
- Pros:
- Long lifespan (40-70 years)
- Resistant to fire, mold, and mildew
- Reflects heat, reducing cooling costs
- Low maintenance
- Cons:
- Higher upfront cost compared to asphalt shingles
- Can be noisy during rain or hail unless properly insulated
2. How long will the roof replacement take?
Our teams at MARASUN are highly efficient and dedicated to their craft - a typical single family home replacing an asphalt shingle roofing system takes roughly 1-2 days.
Each home is different, and each client brings to us a different need - and we treat each job as such. Throughout the process (from initial meeting to final post replacement review) we stay in communication with our clients regarding every aspect; timeline expectations or weather delays included.
3. What is the total cost of the roof replacement?
This is another question that truly varies from each client and their specific needs/desires.

4. Can you provide references or examples of past work?
Yes! We love to show some of our past projects. We use a tool for this as well! Once again, take a peek at the home screen of our website and you'll see projects across the map of families we have proudly served.
5. Are you licensed and insured?
We certainly are, to protect both our clients and our team.
6. Will you handle the permit process?
As a complimentary offering, yes, we will take care the necessary permits required and communicate that part of the process prior to starting any work.
We also attend Historic District meetings as it pertains and as an advocate for your home and your needs.
Some of our clients prefer to handle this part on their own, or join us through the process, we provide this service but welcome the collaboration for anyone who wishes to be more involved.
7. How will you protect my property during the project?
We take special care of each home and property, as if it were our own. From careful consideration for placement of our dumpster; mobile trash Equipters to make sure your home is spotless; catch-all systems that protect your siding, windows and doors; a project manager on-site to communicate and watch over the entirety of your project from start to finish; as well as a final clean up and nail sweep of your yard during our Quality Assurance post-build meeting.
Our goal is to leave your home in the same (if not better!) shape than when we arrived.
8. What happens if the weather causes delays?
Sometimes the weather rains on our parade (unfortunately). When this happens we contact our clients immediately (we are constantly keeping a close watch on local weather).We then work together with our clients to find the next available date that suits (typically 1-3 days within our originally scheduled date).
9. Do you have any financing options available?
We understand the financial impact of a large investment like a roof replacement. Our sales and finance team work hard to ensure each client's needs are met - including suitable financing options.
Needless to say, it can be challenging with so many options and unknowns while shopping for the right roof and the right contractor. With these questions answered, you'll have more knowledge, piece of mind and direction in finding the right fit for you!
